2026 Rental Housing Study
Over 34,000 responses from residents on overall living satisfaction, incentives, technology, and more.
Explore the latest insights and trends transforming the multi-residential market across North America
With more than 34,000 responses this year, the research provides a meaningful dataset the industry can use to better understand the people most affected by its decisions: residents. This year, we explored how residents search for housing, what matters most when choosing where to live, the role of incentives, the amenities they want and use, and their expectations around safety and satisfaction. By building on questions from previous years, we can also track how resident expectations and market conditions are changing over time.
We also continued to ask more difficult questions, including residents’ experiences and perceptions of evictions and cash-for-keys arrangements, as well as who they believe bears the greatest responsibility for rental affordability. These findings help provide a more complete view of the relationship between residents, housing providers, governments and the broader housing system.
